Who will manage my subdivision?




The regulations governing how you can develop land are found in the Planning Scheme relevant to your local municipality.


Once you have a planning permit, you’ll need to satisfy all the conditions on the permit in order for Council to issue a Statement of Compliance (SoC), which is required before the Plan of Subdivision can be registered at Land Victoria (Titles Office).


Various parties can assist in guiding you through subdividing your land. The type of consultant best suited to this role will depend on the number and size of the lots, the size of the dwellings and the characteristics of your particular site.

If your proposed subdivision does not involve developing dwellings, we can guide you through the steps required to achieve Statement of Compliance (SoC). We can submit applications to the service authorities on your behalf and direct you to appropriate contractors. We generally don’t engage contractors on your behalf, but we manage the process of consents to SoC by the service authorities.


For subdivisions that include development, we will be less involved in the management of SoC, but we will likely still need to liaise with the service authorities and Council to ensure that the subdivision is completed in a timely manner.
